First Steps to Buying a Home in Washington State for Ukrainians

Starting a new life in the U.S. often comes with uncertainty. A new system, new rules, and a different financial culture. And when the idea of owning a home comes up, it can feel complicated or even out of reach.

In reality, the process is more straightforward than it seems when broken down into clear steps.

1. Evaluate your financial situation

First, understand your foundation:

  • Stable income (typically 2 years, but there are options with less history)

  • Credit history (credit score)

  • Savings

If you don’t have a credit history yet, that’s completely normal. You can start building it with a secured credit card or small loans.

2. Get pre-approved

The next step is to contact a lender and get pre-approved.
This helps you understand:

  • How much you can realistically afford

  • What your estimated monthly payment will be

Without this step, there’s no real point in looking at homes.

3. Down payment

You don’t need 20%. In reality:

  • 3%–5% is the minimum for many programs

  • There are assistance programs available in Washington State

For example, programs from the Washington State Housing Finance Commission can help with your down payment.

4. Choose a real estate agent

A real estate agent represents your interests and helps you:

  • Find suitable homes

  • Schedule showings

  • Negotiate

  • Navigate the process through closing

For buyers, the agent’s services are typically free (paid by the seller).

5. Search and make an offer

Once you find the right home:

  • You submit an offer

  • Include conditions (inspection, financing, etc.)

  • The process of inspections and financing begins

6. Closing

Before closing:

  • You sign all documents

  • Pay the final amount (cash to close)

  • Receive your keys

Important to understand:

  • You don’t need to know everything right away

  • You don’t need a “perfect situation”

  • Most people go through this process for the first time and learn along the way
